The Böker farmstead is the nucleus for a sustainable and future-oriented development of the new development area in Spelle-Venhaus. The farmstead enables a new kind of intergenerational coexistence in which the residents share common rooms, outdoor areas and resources. The courtyard and the common rooms are the heart of the complex and invite you to get together, to play, to do joint activities (“flea market”) or to celebrate.
Our concept opens up innovative perspectives for the revitalization of the historic Böker farm and the community of Spelle-Venhausen. It takes into account age-appropriate, barrier-free living with care offers, communal living for all generations, sustainable single-family houses with flexible conversion and communal outdoor spaces as the heart of the settlement. A comprehensive sustainability concept for building construction and climate-neutral operation was developed for the Böker farm. All buildings are constructed as wooden structures.
The different housing options are translated into different building typologies and forms of living. This creates an urban structure that resembles a traditional homestead. Residential and commercial buildings of various sizes and shapes stand around an open, central square (community courtyard). This urban typology of the homestead connects to the history of the place and corresponds to the local building tradition.
The grain distillery Sandtel, whose building is on the farmstead, was the oldest commercial enterprise in Venhaus and was founded over 200 years ago. A farm shop and café is planned to reactivate the old distillery building.
The outdoor spaces in the quarter offer a carefully designed hierarchy of public, semi-public and private spaces dedicated to different functions: a central communal courtyard for all residents, communal gardens between the buildings managed collectively by all residents, private ones Terraces for the gabled houses and the coach house.
