Young families and single people with children often cannot find a suitable apartment in Mannheim. For this group, building 13.4. a suitable housing offer was created on the “Spinelli” development site and supplemented by childcare (daycare) on the ground floor, which is also aimed at the entire quarter. In line with this concept, there is a co-working area on the ground floor that can be used by the residents.
15 apartments from 1.5 to 5 rooms will be realized in the building, which are particularly attractive for younger families due to their compact layout. The square and deep shape of the building was used to develop particularly efficient smaller apartments that also meet the specifications of the City of Mannheim’s funding guidelines. Such apartments are also in great demand on the free rental market.
Switchable apartments and intelligent floor plans
Innovative apartments can also be realized on the present floor plan, which can be used individually or combined as a flat share as required. The design offers smaller apartments, but with a higher level of living comfort than conventional solutions. The building is developed with a high living space efficiency. The design of the apartments reduces the living space per person, but without reducing the quality of life. This minimizes rents and the environmental impact of operating the building. The creation of living space is not about abstract numbers, but about shaping the reality of life for the residents. The compact apartments benefit in a special way from the generous view of the surrounding BUGA landscape park. The living rooms are equipped with large windows. Due to the wide view, the rooms are perceived as more spacious than they are in terms of area.
